Golden Beach and Patuxent Knolls do NOT have an HOA, but we do have a Covenant Fee that helps to maintain the community owned properties (beaches, boat ramps, playground).
Beach Management Corporation (BEMANCO) is the corporation that collects the Covenant Fee and manages the community properties. BEMANCO is not in charge of roads, neighbor disputes, property appearance, trash, utilities, etc. We only manage the properties, fee collection and community access to properties.
I'm selling now what?
If you are a homeowner and your account is current you do not have any additional steps to take! If you are unsure if your dues are paid please complete the Contact Form to send us a message.
If you are a Real Estate Agent representing a buyer there is nothing needed other than knowing Golden Beach does not have an HOA. You can find all of our Covenant Fee documents and by laws here. Agents should let their Title Company know they need to request the documents for settlement 2 weeks prior to closing. Real Estate Agents should not execute this request!
