- We do not have an HOA, but we do have an annual Covenant Fee of $28. This fee goes towards maintenance of our community beaches, boat ramps and properties.
- Beach Management Corporation (BEMANCO) is the management company for the community properties only. We do not handle anything else with regard to individual properties or roads. We collect the annual fees, maintain the properties and provide access to the properties for those property owners who have current accounts.

- On the homepage you can find all of our community properties which have links to Google Maps so you can easily find them. You can also see the neighborhood map here.
- BEMANCO hosts quarterly open meetings at the Golden Beach Firehouse and the dates are always on our website under important info.
- In order to access the community properties you must have the current year Beach Sticker on your vehicle. If you moved in after sticker distribution is closed for the year please complete the contact form and let us know so we may sticker your vehicle. You can find a list of requirements to obtain a sticker here.
- We are a Golf Cart friendly community designated by the state. You find the rules for golf cart use here.
- BEMANCO does many fundraisers throughout the year because the $28 fee does not cover our expenses. Please follow our website and Facebook Page for the latest info.
- The Beach Shack at Long Point is a seasonal stand that sells snacks, drinks, snow cones and ice cream. The funds from the Shack are put directly back into our community properties.
- The fastest way to get questions answered are through the Contact Form on this website.
We have an additional Neighborhood Association called the Civic Association. This is a group of volunteers who manage special events for our residents including the Annual 4th of July parade and fireworks.
